440 on Third — Rooftop Amenity Renovation
Five stories above downtown Baton Rouge, the rooftop at 440 on Third gives residents a front-row seat to the skyline. After years of weather and wear, the terrace needed a refresh to match the building's standard. Flora Landscape Contractors partnered with SunRidge Management Group to fully renovate the 5th floor amenity, refreshing it to strengthen the property's appeal for current and prospective residents.
REBUILT FROM THE DECK UP
Structural Work with a Cohesive Finish
Our team replaced the perimeter fencing with grey Veranda composite, setting new 4x4 posts and base plates and rebuilding the benches along the railing. We hung a matching composite door at the entry. Near the grill area, our crew sanded and repaired the existing pergola, added 2x6 rafters, and finished it with fresh stain to give it more presence overhead.
To pull the terrace together, we painted the columns to match the composite decking, creating one continuous look from end to end. Finally, we swapped the old patio seating for 20 solid cedar Adirondack chairs, grouped for conversation around the open lawn.
RECOVERY AFTER THE ELEVATOR WORK
Replanting What Construction Disturbed
Recent elevator work on the building had torn up part of the turf area and left the planter beds in rough shape. We amended the existing planter soil to restore a healthy growing base, then laid fresh fescue across the zone the construction had affected. Twenty-four three-gallon Yuccas went in along the perimeter, chosen for their ability to hold up against rooftop wind and sun exposure. Within a single project cycle, the landscape was whole again, with no lingering trace of the earlier disruption.
